Helping UAE and international clients acquire exceptional property and access selected private commercial opportunities.
Two divisions
KROHM Real Estate · What we do
Most of our clients are buying from another country, or buying in Dubai for the first time. Finding a property here is easy. Knowing which one is worth owning is the hard part.
We shortlist homes that fit what you asked for, tell you what they are really worth, come to the viewings, and negotiate for you.
Where to buy →Before you commit, we show you what it will earn, what it will cost to own, and what you need in cash on the day. All of it written down.
How we check a place →Staff accommodation, warehouses, whole buildings. Regularly twice what a flat returns — more work, and we show you exactly how the numbers are built.
Commercial property →Owners who will sell to the right buyer but do not want a board outside. Developer allocations released to brokers before the portals see them. Whole buildings that change hands quietly because the tenants are still in place.
It is the majority of our work, and it is the reason a brief is more useful to us than a shortlist. Tell us what you are after and we will go and find it.
A good share of what we do is on behalf of advisers rather than end buyers — family offices placing capital, private wealth managers acting for clients, and institutions buying income assets at scale.
That work looks different: written underwriting, assumptions you can challenge, and a view on exit before entry. It is also why the commercial desk exists.
Where to put money
Ranked the way we would actually rank them for an investor. Each one has a line about what it is, and a line about the thing people usually find out afterwards.
The deepest rental market in the city. Always tenants, always buyers, so you can get out when you want to.
What people miss — Service charges swing wildly tower to tower. Two identical flats can differ by AED 15,000 a year to hold — always ask for the building’s rate per square foot before you offer.
The cheapest way into Dubai and the highest headline rents relative to price.
What people miss — You are rarely the only one letting. Buildings here hold hundreds of near-identical units, so when several come up at once the rent is set by whoever blinks first.
Central, walkable to Downtown, and popular with tenants who work nearby.
What people miss — Canal-facing and road-facing units are the same size and nowhere near the same price. A lot of buyers only learn this after they have paid for the view they did not get.
Where we do most of our commercial work — whole buildings and staff accommodation near Al Maktoum airport.
What people miss — It is not really a residential story yet. The money here is in commercial: full buildings and labour accommodation, where net yields run far above anything a flat produces.
The address everyone knows. Holds its value through slow markets better than most.
What people miss — The numbers usually depend on short-term letting, which needs a licence and active management. As a plain annual rental, Downtown is one of the lower yields in the city.
Green, family-led, and the villas rarely sit empty.
What people miss — Villa supply is effectively fixed — the plots are built. Apartments are not, and a lot more are coming. The two halves of this community will not behave the same way.
Trophy addresses, beach access, and buyers who are not price-shopping.
What people miss — Among the highest service charges in Dubai, and on older frond properties the maintenance is real — sea air is hard on a building. Budget for holding it, not just buying it.
Villas and flats at sensible prices with a metro station in the middle of it.
What people miss — The metro is the whole thesis. Walk the actual distance from the specific building to the station before you buy — some of it is a ten-minute walk in August, which is not a ten-minute walk.
Marina rents at a discount, one bridge away.
What people miss — Quality varies more here than anywhere else on this list. Some clusters are well run, some have long-standing maintenance disputes — the cluster matters more than the postcode.
Established family villas around a golf course. Tenants stay for years.
What people miss — A resale market, not an off-plan one. There is no launch discount to buy into — you pay what the last comparable sold for, which also means fewer nasty surprises.
Why us
Somewhere to live, something to rent out, or a way to get residency — those lead to very different places. We start there, not with whatever we happen to have on our books.
What similar homes actually sold for. What they really rent for. What the yearly service charge costs. If we cannot back something up, we will tell you it is our opinion.
A lot of what sells in Dubai never reaches the property portals. We hear about new releases early, and we know owners who would sell to the right buyer.
Finding it, agreeing the price, sorting the mortgage, handling the paperwork, getting the keys, and looking after it afterwards. You are not handed around.
If a place does not suit you, we say so. We would rather lose one sale than sell you something you regret, because most of our work comes from people who come back.
